Garage Floor Epoxy: What Homeowners Should Know About Base Coats

When it comes to garage flooring in Western Colorado, the elements are relentless. Snow, mud, and big temperature swings are just part of the equation. At Garage Floor Coating Western Colorado, we rely on garage floor epoxy as the base coat— because it’s tough, proven, and built for Colorado conditions.

Let’s break down some of the biggest myths we hear from homeowners.

Myth #1: “All base coats perform the same.”

Fact: Not even close. Epoxy and polyurea-polyaspartic coatings behave very differently when applied as base coats. An epoxy cures slowly, giving it time to deeply penetrate into the concrete slab, forming a strong bond. Conversely, fast-curing polyurea-polyaspartics, used as base coats in most 1-day systems, cure even faster in the presence of moisture. So fast that they fail to properly penetrate the concrete. They’re far more susceptible to moisture-related issues. The difference shows up fast in Colorado’s freeze-thaw cycles.

Myth #2: “Moisture issues aren’t a big deal here.”

Fact: They are—especially in mountain and high desert regions where snowmelt and moisture vapor can build beneath the concrete surface. Epoxy provides reliable moisture mitigation, creating a moisture vapor barrier (MVB) that resists bubbling, peeling, and coating separation. Polyurea and polyaspartic coatings, when used as base coats, just can’t match epoxy’s protection from moisture vapor transmission and high hydrostatic pressure. (Polyurea-polyaspartics are superior clear top coats, but poor direct-to-concrete base coats).

Myth #3: “Thinner coatings work just fine.”

Fact: Western Colorado garages are workspaces, gear storage areas, and high-traffic zones. A thin, poorly-penetrating polyurea-polyaspartic base can’t hold up over time. Garage floor epoxy is a high-build coating; it can be installed much thicker, providing a stronger, more resilient base to handle high hydrostatic pressure.

Why GFC Western Colorado Does It Better

Our 2-day coating system includes:

  • A slow-curing, moisture-mitigating, 100%-solids epoxy base coat designed for durability and moisture control
  • Two 100%-solids polyaspartic topcoats that resist UV damage and wear
